Which floor do you have? Choose the right service
Floors face fine dust that settles every day, summer heat that stresses the surface, and moisture that works into the grout lines. Over time these build into a hidden layer that dulls the shine and roughens the feel, and ordinary mopping cannot lift it no matter how often it is done.
The right approach depends on what your floor is made of. Porcelain, mosaic and epoxy each call for a different method from parquet and wood. Some customers ask for tile cleaning alone, others for floor washing before any polishing starts, and others find they need tile clean and polish as one job. A few need only the grout lines treated, or parquet polishing kept well away from surrounding tiles. The list below helps you find the service that matches your floor.
Call or WhatsApp us and tell us the floor type, what you have noticed, and your district. We agree a time and take care of the rest, and we take care of everything else from there, so you do not have to worry about any detail.
Different floor types need different care; read each service below to find the one that matches what you have.
- Courtyard tile polishingCourtyard tiles sit open to sun, wind and dust all year, and dullness and staining build up on them over time.
- Parquet polishingWhen your parquet floor has lost its sheen or shows light scratches, this service restores its surface and feel.
- Grout cleaningGrout lines between ceramic tiles trap dirt and moisture and change colour; this service deals with the grout alone.
- Porcelain polishingPorcelain that looks flat even after cleaning needs polishing to reveal the surface layer and bring the colour back.
- Mosaic polishingMosaic tiles with their small pieces and many joints collect dirt in a way that differs from other floor types.
- Wood floor polishingSolid or engineered wood floors need wood polishing in a way that protects the outer layer without harming it.
- Epoxy floor polishingEpoxy coating loses its gloss from scratching and daily use, and needs surface treatment that differs from other floors.
What sets As Sahab apart
As Sahab is a built-up district of Riyadh city with various flooring types in villas, apartments and commercial properties. Tiles and ceramics in these places suffer from dust, moisture and daily use, leaving a layer that dulls them. Regular cleaning will not remove these layers, so polishing needs special treatment. Tell us about the floor condition and which rooms you need, and we agree a suitable time with you.
As Sahab is a district of Riyadh city, and you order the service here as in other city districts: by call or WhatsApp, with the time agreed.
Floors in occupied apartments need polishing scheduled so it does not disrupt your daily life, so tell us what times suit you.

Questions about Tile & floor polishing
How do I know my floor needs polishing and not just ordinary tile cleaning?
If the floor looks pale or flat even after washing, or the surface has gone rough instead of smooth, the surface layer has been affected and ordinary cleaning is no longer enough. If the problem is stains or dirty grout lines, tile clean and polish as one step or treating the grout alone may be what is needed.
What is the difference between polishing and buffing?
Polishing works on the surface by removing the worn or dirty outer layer to reach what is below it, and is a deeper process than buffing. Buffing renews the shine on a surface layer that is still sound. Some floors need both stages together and some need only one, and that is what we work out when you contact us.
Old tile cleaning: can worn tiles look better without replacing them?
In many cases yes. Old tile cleaning through polishing removes the layer built up on the surface and reveals the original material underneath. The result depends on the tile type, its thickness and how worn it is. Tell us the tile type and its condition when you call and we will explain what can be done.
Is floor washing different from polishing?
Floor washing removes surface dirt and usually comes before polishing, but it does not treat wear or dullness in the floor material itself. Polishing goes deeper to restore the surface texture and shine. When you contact us we ask what you notice so we can agree on what suits your floor's condition.
How do I prepare the room before the polishing appointment?
Clear the floor area to be treated of furniture, rugs and heavy items. The more open the space the easier the work. If there are heavy pieces that are hard to move, tell us in advance and we agree how to handle them.
What should I check when the work is done?
Check the surface in natural light rather than artificial light, because natural light shows any variation clearly. Look at the edges, corners and areas close to the walls. If you notice a patch or area that differs from the rest of the floor, tell us straight away before the furniture goes back.
Parquet polishing: does it suit all parquet types?
Solid parquet and engineered parquet differ in the thickness of the outer layer and how well it tolerates polishing. Wood polishing on engineered parquet requires knowing the thickness of the top layer before starting. Tell us which type you have when you call, along with any signs you notice, and we agree on the right step.
Is polishing safe on glazed ceramic?
Yes, polishing restores the shine of glazed ceramic without harm. Tell us the ceramic type when you call so we ensure the right approach for it.
After polishing, how long before we can use the floor?
The time depends on the floor type and treatment used, and the details are agreed with you when you call or message. We will advise you on when it is best to resume using the floor.
