What does central AC cleaning cover?
A central AC distributes cool air through a duct network connected to an air handling unit that holds a cooling coil, a fan and filters. The fine dust that is common collects on the coil surface and between its thin fins, restricting airflow and making cooling uneven from room to room, or raising the felt temperature across the whole home.
Call or message us on WhatsApp, tell us your district and how many air handling units your building has, and we agree a time that suits you. We take care of the cleaning from start to finish, so leave the rest to us.
These are the parts the cleaning covers in the air handling unit and its components, depending on the condition of the system and what you notice.
- Air handler filters
We remove the filters, wash them and dry them before putting them back, as they are the first barrier against dust and neglecting them lets dirt through to the coil behind.
- Cooling coil and fins
We remove dust and build-up from between the coil's thin fins with care, as blocked fins weaken heat transfer and put extra load on the system.
- Condensate tray
We inspect the tray beneath the coil and clear what has settled in it, as a blocked tray causes water to overflow inside or outside the unit.
- Condensate drain and pipe
We check that the pipe carrying condensation water flows freely, because a blocked drain in a central system can cause a leak that is hard to trace.
- Air handler fan
We wipe dirt from the fan and check it turns freely, since dust on the blades upsets its balance and can produce vibration or noise.
- Unit interior
We wipe the interior walls of the air handling unit clean of dust and deposits, as build-up there turns the unit into a continuous source of contamination for the treated air.

Tell us what you notice
Describe what you experience: whether cooling is uneven between rooms, there is a smell, or you hear an unfamiliar noise. Tell us your district and how many air handling units you have.
- 3
We agree a time and you prepare
We settle on a time that suits you, and you make sure the air handling unit room is accessible and the area around it is clear enough to work.
- 4
We start the work
We clean the filters, coil, tray, drain and fan, then run the system with you to check the airflow in the rooms and that condensation water drains freely.

Questions about Central AC cleaning
How do I know my central AC needs cleaning?
Uneven cooling between rooms is a common sign, where one room is cold and another warm despite the same thermostat setting. A smell when the system runs, or a higher felt temperature across the home than usual in a summer, are also signs worth noting.
Do I need to shut the whole central system down before the visit?
Yes, it helps to switch the system off before the work starts so the air handling unit is at rest and safe to inspect. We agree this with you when we set the time, and we tell you what to prepare in advance.
Why does the air smell different in certain rooms?
The cause is often in the condensate tray or drain when deposits build up, or in the coil when damp dust settles on it. Both sources are inside the air handling unit, and cleaning them removes the source of the smell rather than just masking it.
What changes about the work if the unit is on the roof or in a technical room?
The location affects how we reach the unit and how long preparation takes, so we ask about it when you call. Rooftop units carry heavier dust exposure, which can mean a thicker layer on the coil or the outer casing. The details of the work are agreed once we know the situation.
What should I check after the central AC is cleaned?
Run the system and walk through the rooms to check that airflow is even at each vent. Look around the air handling unit area for any unusual dripping. If a smell remains after a run or two, let us know so we can look into the source.
